────────────────────────────────────────
1. MEMBERSHIP AND LICENSE
By signing up, you agree to abide by the rules and guidelines set forth by Cahoots CoWorkspace. All memberships and workspace access at Cahoots CoWorkspace are granted as revocable licenses only. Members obtain no leasehold, tenancy, or other property interest in any portion of the facility. Membership grants a personal, non-transferable right to access designated areas of the facility subject to your membership tier.
────────────────────────────────────────
2. CONDUCT
Respect fellow members at all times. Harassment, discrimination, or disruptive behavior will not be tolerated. Maintain a professional and inclusive atmosphere. Members are responsible for the conduct of any guests they bring into the facility.
────────────────────────────────────────
3. SPACE USAGE
Desks and amenities are available on a first-come, first-served basis unless you have a dedicated desk or private office membership. Do not monopolize shared resources or leave personal items overnight unless they are contained within your designated office or storage area.
Members renting a private office receive five (5) complimentary conference room hours per calendar month. Conference room hours do not roll over to the following month. Additional conference room time beyond the monthly allotment is available at the then-current posted rate.
Building access hours:
- Private office members: 24/7 keycard access
- Open desk, drop-in, and guest access: Monday–Friday, 8am–6pm, when management is present
All members must access the building electronically. Exterior doors must remain closed and locked outside of normal business hours. Promptly report any issue with locks or access credentials to management.
Members may not share, loan, or transfer their access credentials to any other person.
────────────────────────────────────────
4. FEES, PAYMENT, AND AUTO-RENEWAL
Membership fees are due monthly on the anniversary date of your membership commencement. Payment is made through the Cahoots member portal at https://cahoots.cobot.me.
Memberships renew automatically on a month-to-month basis unless canceled in accordance with Section 5 below.
Cahoots CoWorkspace reserves the right to adjust membership rates with thirty (30) days' written notice. Continued use of the facility after the effective date of a rate change constitutes acceptance of the new rate.
Late payments may incur a penalty of ten percent (10%) of the balance due.
────────────────────────────────────────
5. CANCELLATIONS AND TERMINATION BY MEMBER
Month-to-month memberships require twenty-one (21) days' prior written notice to cancel. Notice must be submitted through the Cobot member portal or in writing to management.
If a longer term has been negotiated in a separate written agreement, cancellation prior to the end of that term will incur a break fee equal to fifty percent (50%) of the cost of the remaining term.
────────────────────────────────────────
6. TERMINATION BY CAHOOTS
Cahoots CoWorkspace reserves the right to terminate any membership immediately and without prior notice for:
- Violation of these Terms and Conditions;
- Non-payment of fees;
- Conduct that endangers the safety, comfort, or wellbeing of other members, staff, or guests;
- Any illegal activity on the premises; or
- Any behavior management deems disruptive to the facility or its members.
Upon termination, the member's electronic access credentials will be deactivated. The member must vacate the facility and remove all personal property by the effective termination date. Members who remain on the premises after termination of their license may be considered trespassers and subject to removal under applicable Colorado law.
────────────────────────────────────────
7. ABANDONED PROPERTY
Any personal property remaining in the facility after the termination or expiration of a membership will be considered abandoned. Cahoots CoWorkspace will provide written notice to the member's last known address or email. If the property is not claimed within fifteen (15) days of notice, Cahoots CoWorkspace may dispose of it without further liability to the member.
────────────────────────────────────────
8. PRIVACY
Cahoots CoWorkspace respects your privacy but cannot guarantee the security of personal belongings or confidential business information. Members are responsible for securing their own valuables. Use personal lockers or safes where available. Cahoots CoWorkspace is not responsible for any confidential or proprietary information seen, heard, or accessed by others in shared areas of the facility.
────────────────────────────────────────
9. LIABILITY AND INSURANCE
Cahoots CoWorkspace, its owners, managers, and agents are not responsible for any loss, theft, damage, or injury to members, guests, or their property occurring on the premises, including personal belongings, equipment, or business materials.
Members are strongly encouraged to obtain and maintain, at their own expense, renter's or commercial general liability insurance covering their activities at the facility and any property stored therein.
────────────────────────────────────────
10. NOISE
Maintain a considerate noise level in all shared spaces. Use designated phone booths or private offices for phone calls and private conversations. Excessive noise that disrupts other members may result in a warning or termination of membership.
────────────────────────────────────────
11. GUESTS
Limited guest access is permitted. Members must notify management in advance of bringing guests. Guests are limited to Monday–Friday, 9am–5pm access. Guests must adhere to the same rules as members, and the member is fully responsible for the conduct of their guests.
────────────────────────────────────────
12. FACILITIES AND MAINTENANCE
Use equipment and facilities responsibly. Keep the space clean and tidy at all times. Dispose of trash and recycling from your office in the appropriate bins: located in kitchens or dumpsters west of the parking lot (Mulberry St location), or the poly carts southeast of the building (Howes St location).
Management may enter your office to remove trash, perform routine cleaning, or conduct maintenance, with reasonable advance notice when practicable.
Any damage to an office beyond normal wear and tear — including but not limited to drywall repair, touch-up painting, and carpet cleaning — will be billed to the member at a rate of $55.00 per hour plus the cost of materials.
Report any maintenance issues promptly to management.
────────────────────────────────────────
13. SUBLETTING AND ASSIGNMENT
Members may not sublet, assign, or share their membership or workspace access with any other person or entity without the prior written consent of management.
────────────────────────────────────────
14. BUSINESS ADDRESS USE
Members who wish to use the facility address (418 S. Howes St., Fort Collins, CO 80521) for business registration, licensing, or mail purposes must obtain prior written approval from management. Approval may be granted or withheld at management's discretion and does not create any tenancy or property interest.
────────────────────────────────────────
15. FORCE MAJEURE AND FACILITY CLOSURE
Cahoots CoWorkspace reserves the right to temporarily close or restrict access to the facility due to circumstances beyond its reasonable control, including but not limited to natural disasters, public health emergencies, utility failures, or government orders. In such cases, Cahoots CoWorkspace will make reasonable efforts to notify members and will not be liable for any losses arising from such closures.
────────────────────────────────────────
16. PARKING
Parking availability is not guaranteed. Any parking areas associated with the building are shared and subject to availability. Cahoots CoWorkspace is not responsible for any damage, theft, or loss occurring in parking areas.
────────────────────────────────────────
17. GOVERNING LAW AND DISPUTE RESOLUTION
These Terms and Conditions are governed by the laws of the State of Colorado. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts of Larimer County, Colorado.
In the event of a dispute, the parties agree to first attempt to resolve the matter informally by providing written notice of the dispute to management. If the matter is not resolved within thirty (30) days of written notice, either party may pursue available legal remedies.
────────────────────────────────────────
By signing up for a Cahoots CoWorkspace membership, you acknowledge that you have read, understood, and agree to these Terms and Conditions.
